Your Property Sourcer - William Lewis BSc (Hons) MRICS

William Lewis started undertaking property viewings aged 11 when helping to sell his father’s investment property. Since then, he has built his substantial property portfolio in Liverpool, working his way up to a Director of a National Firm of Chartered Surveyors before starting Lewis & Foy Lettings with his business partner Liam J. Foy.

William Lewis is a member of the Royals Institution of Chartered Surveyors. Over time he has developed a suite of skills ideally suited to property sourcing. William has invested in his personal Buy to Let property portfolio for almost 20 years, has been an RICS Registered Valuer, eventually a co-director of Lewis & Foy Lettings, and has now assembled his hobby into a living.

Property Search

As a property sourcer in Liverpool, we search for appropriate properties, conduct viewings and negotiate the best conceivable purchase price. A brochure outlining the opportunity, inclusive of numbers, property images and video walk-throughs (if permissible) is presented.

Stage 4

Offer Accepted / Appointing Others

It is also essential to get the survey out of the way at the early stages; if any hidden problems are highlighted, we will negotiate with the vendor to rectify the issues or gain a further reduction in the property price. Regarding carrying out a survey, we recommend a complete structural survey or, at the very least, a homebuyer's report by an RICS qualified surveyor. We have extensive contacts and will be pleased to recommend a suitable company.

Solicitors - You reserve the property; we instruct solicitors experienced in investment properties and buy-to-let properties in the UK. We case manage the property through conveyancing and support you to ensure you get all the correct checks & documentation.

Stage 5

Completion

We will remain in communication with the estate agents & solicitors to advance the sale right through to the exchange of contracts, completion and collection of keys.

Stage 6

Refurbishment

We manage any refurbishment and ensure the project is delivered on time, to specification and within budget. Tradespeople are just one part of our team.

Stage 7

Lettings & Management

We ensure you are fully compliant and your Liverpool investment property is let out to great tenants.

Our Fees

In summary, our fees are:

  • 1% sourcing fee (minimum £3,750) of the property purchase price (50% on the reservation; 50% on completion of the process)
  • £1,000 commitment fee on agreed brief (refundable on fees above). Only charged for new clients.
  • £100 for viewing service (per property visited and a written report, set of photos & video walk round).
