Updated: 24th February 2021: From the 1st April 2021 all rental properties are required to have a valid Electrical Installation Condition Report. Our letting agents are working closely with our internal maintenance team to ensure our landlords properties comply. The introduction of the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords need to ensure the ‘fixed’ electrical installations in their rented properties are routinely inspected and tested at least every 5 years. Updated: 11th February 2020 Liverpool is one of the most searched locations for renters. New Rightmove data has found Liverpool to be in the top three most searched for locations for renters in 2019, together with Bristol and Manchester. This is great news for Landlords as well Lewis and Foy Lettings.
Whilst Landlord continues to make the news in Liverpool, William Lewis of Lewis and Foy comments “its pleasing to note the strong demand from prospective tenants. Whilst there was much doom and gloom last year, the Rightmove research confirms our own thoughts to the strong rental demand in the area. The majority of properties we advertised last year were let within a week. We have a huge list of prospective tenants but require more investors and properties to satisfy demand”.
This data coincides with reports from Zoopla of confidence returning to the housing market. Of over 650 Sales and Lettings Agents surveyed, the majority felt "very or somewhat confident" in the strength of the market for the year ahead. This is in sharp contrast to three years of decline in Agent confidence.
Lewis and Foy Lettings are actively seeking Landlords and Property investors to help fulfil supply. Whilst relatively new to Liverpool, we have already gained good traction from out of area investors requiring our lettings and property management services. We are very excited for the year ahead.
